What is Self Property?

Self Property is a property management platform designed for European co-owned buildings. It helps building managers, co-owners, and tenants manage expenses, maintenance, meetings, documents, and communication in one place.

Who is Self Property for?

Self Property is built for anyone involved in managing a co-owned building — whether you're a volunteer syndic, a professional property manager, a co-owner, or a tenant.

How much does it cost?

A flat rate of €2 per unit per month. Co-owners and tenants access the platform for free — only the building manager pays. We offer a 3-month free trial with no credit card required.

Is there a free trial?

Yes! Every new account gets a 3-month free trial with full access to all features. No credit card required to start.

How does expense splitting work?

You enter each unit's ownership share (typically in thousandths, as defined in your building's founding documents). When you log an expense, the system automatically calculates each owner's share. You can also create cost groups for expenses that only apply to certain units (like elevator costs).

Can I generate a settlement report?

Yes. The Balances tab shows every unit's financial position (provisions paid vs expenses owed), and you can generate a branded PDF settlement report with one click — ready for the general assembly.

Is my data secure?

Yes. We use industry-standard encryption, your database is hosted in the EU (Supabase, Frankfurt region), authentication is handled by Clerk, and we are fully GDPR compliant. See our Privacy Policy for details.

Can I export my data?

Yes. You can export all your personal data as a JSON file at any time from Settings. This is your right under GDPR Article 20 (data portability).

What languages are supported?

Self Property supports English, Dutch (Nederlands), and French (Français). You can switch languages at any time.

Can I cancel anytime?

Yes. You can cancel your subscription at any time from the billing portal. Your data remains accessible during any remaining paid period.

How do I invite co-owners and tenants?

Go to your building settings, click "Invite Member", enter their email address and role (owner or tenant). They'll receive an email invitation to create their free account.
